Chairwoman D. Pietrangelo called the meeting to order at 7:35 p.m.

ADEQUATE NOTICE was given as follows: Notice was sent to the “Star Gazette” and “ Express Times.” Notice was posted on the municipal bulletin board in the township administration building in Washington Township, New Jersey and notice was filed with the Township clerk on December 23, 2005.

ROLL CALL:
Members Present: Mr. Sodtalbers, Mr. Klingel, Mr. Rossi, Mr. Iwaniszyn, Ms. Pflugh, Ms. Pietrangelo
Members Absent: Mayor Dempski, Mr. Howell, Mr. Strunk, Mr. Zaret, Ms. Belz
The Land Use Board professionals were not present at this meeting.

CORRESPONDENCE:
A correspondence list was provided to the land use board members.

MINUTES: Minutes from the April 26, 2006 meeting.
A motion to approve the minutes from the April 26, 2006 meeting as written was made by Mr. Sodtalbers, seconded by Mr. Iwaniszyn, Vote: Sodtalbers, Iwaniszyn, Klingel, Pflugh, Pietrangelo - Ayes, 0 - Nay, 0 - Abstain, motion carried.

COMPLETENESS:
1. Kenneth & Louellen Hofgesang - WTPB#2006-6 - Completeness review for a variance application for Block 28, Lot 14 located at 18 Partridge Run Road. The applicant’s were represented by architect Jacques Duvoisin. The applicants briefly discussed the proposed changes to their home.

A motion to deem the application complete was made by Mr. Sodtalbers, seconded by Mr. Klingel, all ayes motion carried. The public hearing date for this application will be May 31, 2006 at 7:30 p.m.

RESOLUTION:
1. Washington Estates/Nottingham LLC - WTPB#2004-33 - Resolution granting Final Major Subdivision approval for Block 28, Lot 5 located on Mine Hill Road. This application was granted approval on April 26, 2006. Eligible to Vote: Sodtalbers, Pflugh, Dempski, Howell, Strunk, Klingel, Iwaniszyn, Pietrangelo. 
 
A motion to approve a resolution granting Final Major Subdivision approval was made by Ms. Pflugh, seconded by Mr. Klingel, Vote: Pflugh, Klingel, Sodtalbers, Iwaniszyn, Pietrangelo - Ayes, 0 - Nay, 0 - Abstain, motion carried.

PUBLIC HEARING & DISCUSSION ITEMS:
1. Dale Coleman - WTPB#2005-25 - Continuation of a public hearing from April 12, 2006 for a conditional use with bulk variance relief for Block 46 Lot 2, located on 138 Railroad Ave.
Eligible to Vote: Sodtalbers, Klingel, Rossi, Iwaniszyn, Pietrangelo, Belz, Zaret. The applicant has requested the public hearing for this application be rescheduled to May 31, 2006.

2. James & Valerie Hudock - WTPB#2006-5 - Public hearing for a variance application for Block 17, Lot 6.01 located on 1 Jackson Parkway. This application was deemed complete on April 12, 2006. The applicant has requested the public hearing for this application be rescheduled to May 31, 2006.

3. Stormwater Ordinance Comments:
The Land Use Engineer submitted his comments regarding the stormwater ordinance.

Ms. Pflugh stated she would like to see his recommendations forwarded to the Township Engineer and implemented.

Ms. Pflugh stated she would like to see a before and after with the proposed changes on the Engineering check lists in front of the board also.

PUBLIC COMMENT: No public comment was offered.

ADJOURNMENT: 7:55 p.m.
With no further business before the Board and no public comment offered the meeting
was adjourned.
